The Riverchase Office Park community center case has been withdrawn
The proposed community center at 900 Concourse Parkway was withdrawn at Hoover's October 5 zoning meeting. The board also approved the Mineral Trace industrial lots with a downstream stormwater condition and recommended a Valleydale Road self-storage building.
We have followed the proposed community center at 900 Concourse Parkway since September, when it was postponed (our September 14 post), and again on October 5, when we reported that city staff were not recommending approval (our October 5 post). The outcome is now reported.
The community center: withdrawn
At the Planning and Zoning Commission’s October 5 meeting, “two cases were withdrawn: a community center at 900 Concourse Parkway and the Hidden Hills preliminary map” (Hoover Sun, October 12, 2026).
What we could not confirm: the article gives no reason for the withdrawal and does not say whether the request could be filed again. We will not guess at either. If the case returns to a commission agenda, we will write about it.
Mineral Trace: approved, with a stormwater condition
The commission approved a final map for the Mineral Trace industrial site at Stadium Trace Parkway and Flemming Parkway, creating four planned industrial lots. The Hoover Sun reports that “because of existing flooding downstream, no certificates of occupancy will be issued until downstream stormwater improvements are finished and approved by the city engineer” (Hoover Sun, October 12, 2026).
Valleydale Road self-storage: recommended, council next
The commission recommended approval of a two-story, indoor, climate-controlled self-storage building of 39,105 square feet at 4548 Valleydale Road, just west of the Jefferson State Community College Shelby-Hoover campus. The building would have entrances on each level rather than roll-up doors, and no boat or RV storage. “The recommendation now goes to the Hoover City Council” (Hoover Sun, October 12, 2026). We have not seen a council date for it.
Coming November 2: Collier Valley
The commission also announced a new planned unit development called Collier Valley, with a public hearing on November 2. The plan includes the former gun club property next to Blackridge and Trace Crossings and calls for about 330 homes, up to 150,000 square feet of commercial space and a potential school site (Hoover Sun, October 12, 2026). That is proposed, not approved. The city’s 2026 commission page lists a November 2 meeting, but the agenda was not posted when we checked (City of Hoover, Planning and Zoning 2026).
