Nothing in Riverchase is on Tuesday's planning agenda
Hoover's Planning and Zoning Commission meets Tuesday, September 8. We read the agenda case by case. Eight items, none of them at a Riverchase address, despite a newsletter that listed Riverchase among the neighborhoods affected.
Hoover’s Planning and Zoning Commission meets Tuesday, September 8, 2026, with a work session at 5:30 p.m. and the meeting at 6:00 p.m. at 100 Municipal Lane. September’s meeting moved off its usual Monday because of the holiday (City of Hoover calendar).
We read the agenda because a planning agenda is where a change to your street shows up first, usually months before anyone notices a survey crew. This week the honest answer is that there is nothing on it for us.
What is actually on the agenda
Every item below is proposed. An agenda item is a request awaiting a vote, not a decision. All of it comes from the commission’s posted agenda (City of Hoover, September 8, 2026 agenda):
- S-0726-24, Jennings Reserve on Inverness Point Drive, zoned E-2 Single-Family Estate, preliminary plat “to develop 8 residential lots.” Continued from August 3.
- C-0726-14, 900 Concourse Parkway, zoned PO Planned Office, request listed as “Community Center.” Continued from August 3.
- S-0926-28, Kassner Resurvey, 2136 Kent Way, R-1, to combine four lots and part of an already vacated alleyway into one residential lot.
- S-0926-29, Foothills at Blackridge, Blackridge Circle, PR-1, to combine three lots into two.
- S-0926-30, Mineral Trace Industrial Site, at the corner of Stadium Trace Parkway and Flemming Parkway, zoned PI Planned Industrial, to create four lots from the subdivision of acreage.
- S-0926-31, Everlee Phase 4D, at Everlee Parkway and Amaton Way, PUD, to create 91 lots and one common area.
- Z-0926-07, 1526 Kestwick Drive, pre-zoning from Jefferson County to E-2 Single-Family Estate.
- S-0926-27, Resurvey in Shadesville, 1853 Wisterwood Drive, R-1, three lots into one plus an alleyway vacation. This one has been continued to October 5, 2026, so it will not be heard Tuesday.
The two largest by unit count are Everlee Phase 4D at 91 lots and Jennings Reserve at eight. Both are on the far side of the city from us.
One thing we want to be straight about
A dated local newsletter previewed this same meeting and listed Riverchase among the neighborhoods the agenda touches, alongside Inverness, Everlee, Trace Crossings, Green Valley, Shades Mountain and Blackridge (Hoover Patch AM, September 5, 2026).
We could not match that to the agenda. The posted document names no Riverchase location in any of the eight cases. We are not calling anyone wrong — we are telling you what the primary document says, which is that no case before the commission Tuesday carries a Riverchase address. If we have misread it, the agenda is linked above and it is two pages.
Also worth knowing
There was no Hoover City Council meeting at all in the past two weeks. The council’s 2026 schedule runs from August 24 straight to September 14 (City of Hoover, 2026 City Council Meetings). As of Monday morning the September 14 agenda had not been posted, so we do not yet know whether anything Riverchase-related is on it.
That matters for the two projects nearest to us. Neither the Riverchase Crossings East development agreement and its HomeSense anchor nor the Galleria sale process produced a new dated development in the past ten days. No council meeting, no filing, no coverage. We looked, and we would rather say that plainly than pad it.
